Luxury Log Cabin Rental in Connecticut for Large Groups

SECTION 1: GUEST RENTAL AGREEMENT & HOUSE RULES

AGREEMENT: This Short-Term Rental Agreement (the “Agreement”) is made by and between Serenity Woods (“Landlord”) and the paying guest (“Guest”) as of the date the booking is confirmed.

1. BOOKING POLICIES & THIRD-PARTY PLATFORMS

  • Acceptance of Terms: By booking a stay at Serenity Woods, whether directly through our website or via a third-party platform, the Guest agrees to be bound by the terms set forth in this Agreement.
  • Third-Party Bookings (Airbnb, VRBO, etc.): If the Guest books via a third-party platform (e.g., Airbnb, VRBO), the cancellation policies, payment terms, and platform-specific rules of that third party shall supersede the payment/cancellation sections of this Agreement. However, all House Rules, Safety Guidelines, and Liability Waivers contained herein remain in full force and effect.
  • Identity Verification: The Landlord reserves the right to request a copy of a government-issued ID from the primary Guest for identity verification purposes. The primary Guest must be at least 25 years of age and present at the property for the duration of the stay.

2. SECURITY DEPOSIT & DAMAGES

  • The Deposit: A Security Deposit may be required [depending on booking platform settings]. This serves as security for the faithful performance of the Guest under this Agreement.
  • Deductions: The Guest authorizes the Landlord to deduct from the Security Deposit (or charge the credit card on file) for:
    • Excessive Cleaning: Removal of prohibited items (confetti, glitter, slime), deep cleaning for smoking indoors, or biohazard cleanup.
    • Hot Tub/Pool Restoration: Costs associated with draining, cleaning, and refilling the hot tub or pool due to the use of prohibited substances (soaps, glass, oils) or misuse.
    • Repairs: Replacement of broken furniture, electronics, or fixtures.
    • Town Fines: Reimbursement for any fines levied by the town/police due to noise ordinance violations caused by the Guest.
  • Liability in Excess of Deposit: If damages exceed the Security Deposit amount, the Guest agrees to pay the balance within 3 business days of receiving an invoice.

3. EVENTS, PARTIES & NOISE (CRITICAL)

  • Permitted Events: Unlike standard rentals, parties and events are permitted at Serenity Woods. However, this privilege is conditional upon strict adherence to local laws.
  • Noise Ordinance: NO AMPLIFIED MUSIC IS ALLOWED OUTSIDE. This is a strict Town Ordinance. All music must be kept indoors or at a low conversational volume outdoors.
  • Neighborhood Relations: Guests are responsible for the conduct of all visitors. If the police are called to the property due to noise or disturbances, the Guest may be subject to immediate eviction without refund and forfeiture of the Security Deposit.

4. POOL & HOT TUB LIABILITY

WARNING: USE OF THE POOL AND HOT TUB IS AT YOUR SOLE RISK.

  • No Lifeguard: There is no lifeguard on duty. The Landlord assumes no liability for accidents, injuries, or drowning.
  • Supervision: Children are strictly prohibited from the pool/hot tub area unless supervised by an adult.
  • Capacity: Maximum 4 people in the hot tub at any time.
  • Temperature: Guests must return the hot tub temperature to 95°F immediately after use. Leaving the temperature high damages the equipment.
  • Prohibited Items: No soaps, bath bombs, oils, bubbles, or glass containers are allowed in the water.
  • Pool Gate: The pool gate must remain closed and latched at all times.

5. PROPERTY RESTRICTIONS & CONDUCT

  • “No Mess” Policy: The use of confetti, glitter, Silly String, water balloons, slime, Orbeez, or similar difficult-to-clean materials is strictly prohibited. Violation constitutes “Excessive Cleaning.”
  • Smoking: Smoking/Vaping is prohibited indoors. Outdoor smoking is permitted provided cigarette butts are disposed of in trash receptacles. Leaving butts on the ground is a littering violation.
  • Vehicles: The use of ATVs, dirt bikes, snowmobiles, or off-road vehicles on the property is strictly prohibited.
  • Firearms/Hunting: Hunting or the discharge of firearms (including BB/airsoft) is strictly prohibited.
  • Pets: No pets are allowed without the Landlord’s prior written consent. Unauthorized pets will incur a penalty fee.
  • Septic System: The property uses a septic system. Flush TOILET PAPER ONLY. Do not flush wipes (even “flushable” ones), feminine products, or paper towels. Clogs caused by foreign objects will be charged to the Guest.
  • Security Cameras: Exterior cameras are recording for security. Tampering with, covering, or removing cameras is a breach of contract and grounds for immediate eviction.
  • Furniture: Guest will not remove Landlord’s property (furniture, decor, linens) from the premises or move indoor furniture outside.

6. CHECK-OUT PROCEDURES

  • Bedding: Leave used beds unmade. Do not strip the beds. Leave used linens in the bedrooms.
  • Trash: All trash must be bagged and placed in the designated outdoor bins.
  • Security: Ensure all windows and doors are locked upon departure.

7. INDEMNIFICATION & HOLD HARMLESS

The Guest agrees to indemnify, defend, and hold harmless the Landlord, Property Owner, and Property Manager (David Haberfeld) from and against any and all claims, damages, losses, and expenses, including legal fees, arising out of or resulting from the Guest’s use of the Property. This includes, but is not limited to, injuries or death occurring in the pool, hot tub, bunk beds, or on the outdoor grounds.


SECTION 2: WEBSITE TERMS OF USE

1. Acceptance of Terms
By accessing and using this website (the “Site”), you accept and agree to be bound by the terms and provision of this agreement.

2. Intellectual Property
The Site and its original content, features, and functionality (including all photos of Serenity Woods) are owned by Serenity Woods and are protected by international copyright, trademark, patent, trade secret, and other intellectual property or proprietary rights laws. You may not use our photos for commercial purposes without express written consent.

3. Accuracy of Information
We attempt to ensure that information on this website is complete, accurate, and current. However, we make no representation as to the completeness or accuracy of any information on the Site. The property amenities, furniture, and layout are subject to change without notice.

4. Limitation of Liability
In no event shall Serenity Woods, nor its directors, employees, partners, agents, suppliers, or affiliates, be liable for any indirect, incidental, special, consequential, or punitive damages, including without limitation, loss of profits, data, use, goodwill, or other intangible losses, resulting from your access to or use of or inability to access or use the Site.


SECTION 3: PRIVACY POLICY

1. Information We Collect
We collect information you provide directly to us when you make a booking or contact us. This includes: Name, email address, phone number, physical address, and payment information (processed securely through our third-party payment processors).

2. How We Use Your Information
We use your information to: Process and manage your reservation; Communicate with you regarding your stay, check-in instructions, and property rules; and respond to your comments, questions, and requests.

3. Third-Party Sharing
We do not sell, trade, or otherwise transfer your Personally Identifiable Information to outside parties. This does not include trusted third parties who assist us in operating our website, conducting our business (e.g., cleaning crews, maintenance), or servicing you, so long as those parties agree to keep this information confidential.
